Director, Real Estate - Tempe, AZ

POSITION SUMMARY:

Oversees all retail development and real estate transactions within the retail organization including the present retail asset base and acquisitions. Offer support as needed with satellite office facilities, sales terminals, and refineries.

KEY RESPONSIBILITIES:

New Business Development

  • Coordinates new business development activity. Analyzes and evaluates property management issues with new business development.
  • Coordinates the development of new business leads. Work with real estate brokers and management to identify property development opportunities.
  • Partners with other development professionals to finalize deals. Work with landlords, property owners, and marketing management to finalize property acquisition and disposition.

Real Estate Portfolio Management

  • Prepares, monitors and controls real estate capital budgets. Prepares reports on current real estate projects for management. Maintains complete and accurate retail real estate assets records.
  • Ensures adherence to real estate policy and procedures Collaborates with Legal department to ensure compliance.
  • Provides support to Tax, Property Management, Insurance and Engineering Departments regarding contract information, and asset ownership, management, and obligations.
  • Manages landlord/tenant relationships on all leased properties. Negotiates expiring retail leases 3-5 years prior to expiration.
  • Manages issues with local agencies as needed, including easements, condemnations, dedications, raze & rebuilds, and rehabs.
  • Responsible for the review of all real estate recommendations and contracts submitted to management.
  • Establishes tax free exchanges when appropriate.

Site Selection

  • Assists with Strategic Network Planning process within specific markets. Analyzes and evaluates strategic plans from a real estate perspective.
  • Implements market analysis, trade area analysis and individual site selection within the overall identified market strategy for each market.
  • Performs management supervision on site selection process.

EDUCATION AND EXPERIENCE:

  • Minimum undergraduate degree in business administration with an emphasis in real estate, marketing or economics.
  • Minimum 10 years commercial real estate experience within the retail gasoline and C-store industry or related retail fields including knowledge of appraisal procedures, negotiation skills, environmental, engineering, and legal procedures (contracts, PMPA, etc.),
  • Minimum five years in a management and supervisory role.
  • Minimum five years in a financial or budgeting role.
